Can real estate agents deduct mileage?
Yes. Real estate agents who are independent contractors (receive a 1099-NEC from their brokerage) can deduct all business miles at the IRS standard mileage rate of 72.5 cents per mile for 2026. This includes driving to showings, open houses, inspections, closings, client meetings, and any other business travel. Deductible expenses include MLS fees, lockbox fees, E&O insurance, desk fees, marketing and advertising, business cards, yard signs, photography, staging costs, continuing education, license renewal fees, cell phone bills (business portion), client gifts under $25, home office expenses, NAR and local board dues, and professional development. Do I need to make quarterly estimated tax payments?
If you expect to owe more than $1,000 in federal taxes for the year, the IRS requires quarterly estimated payments. For 2026, the deadlines are April 15, June 15, September 15, and January 15 (2027).
